The Space

  • Up front, we’ll give you the first 2 months' rent free, plus 1 month per year of your lease as an allowance towards your custom fit-out. Your space will be fitted out according to your needs, and with your full sign-off. Customise everything according to your needs and budget, from doors to drawer handles.

    Also included in the rent are parking for you, your staff, and clients, plus rates, levies, and operating costs.

  • A suite customised for your use, finished to your specifications, built, fit-out and managed by the same team. In your initial consultation, we’ll agree on an SLA that will work for your business and your budget.

  • Leases start at three years, with escalation per lease and term tailored to suit the practice.

  • Looking for medical rooms to rent in Johannesburg? You can walk the building now, choose your rooms on plan, and customise them in the designer's drawing before signature.

Fit-out & moving in

  • No. You can consult where you are while your rooms are designed and built. In as little as six months, your suite will be finished and you can move in. One move, over a weekend, into a finished suite.

  • A 30-minute consultation, one design sitting, two signatures for the drawing and the costings.

  • Our designer, with and for you, from finishes to furniture placement. All signed off before costing.

  • Our team manages the whole project using contractors with prior work in this building, at building-wide rates, all managed by us. Once you’ve signed off on your drawings and costings, you do nothing until you move in.

  • At the outset, you’ll pay for the internal fit-out, including partitioning, additional electrical, furniture, and equipment. Everything is costed against your approved design and approved by you before construction.

    Each tenant will receive the first 2 months' rent free, plus 1 month's rent per year of lease as a fit-out allowance. Any expenses above this are for your cost.

  • It is costed against your signed-off drawing and approved before work starts. Design changes are costed and approved the same way. Nothing is built unpriced, so there will be no unexpected surprises.

  • We offer clients 2 months' rent-free at move-in, plus a fit-out allowance of one month's rent per year leased, applied to your fit-out.

  • Our ground floor suites will be available from May 2027, and upper floors will follow. Bring your current notice date to the consultation, and we’ll make a plan together.

Day-to-day

  • These are all yours, controlled by you, not the building manager. We provide the change-of-address checklist we use for ease of transfer.

  • Yes. Our suites combine to grow as you do. One consulting room now, three later, all at the same address.

  • 24/7 access, with basement parking. 

  • We have two generators, a UPS, and water tanks all on-site and well maintained. If one generator goes down, the second takes over, with no interruptions for you.

  • We have 169 basement parking bays, plus 7 covered parkings on ground level, as well as two lifts from the basement parking to the top floor. Parking for you, your staff, and your clients and patients is included in the rent.

  • Call us, we have a maintenance team on site for day-to-day and emergencies.

  • We aim to always have a cafe in the building.
